New Delhi: Delhi Development Authority (DDA) has intensified work on its project to develop a five-star hotel facility in Sector 23, Dwarka, on a licence fee basis. It has signed an agreement with a developer and expects the project to create around 800 direct employment opportunities. According to officials, the hotel will be operated on a 55-year lease and is expected to attract capital investment of more than Rs 1,000 crore.The hotel will overlook the DDA’s Dwarka Golf Course and is located close to the Yashobhoomi Convention Centre and the upcoming Dwarka Sports Complex. It is also expected to be among the first hospitality facilities to serve the proposed Diplomatic Enclave planned directly opposite the site.“Aligned with lieutenant governor TS Sandhu’s consistent efforts to position Dwarka as an investment hub, DDA and Juniper Hotels Ltd signed an agreement on Aug 12 to develop a five-star hotel in Sector 23, Dwarka,” a DDA official said.The selected agency will develop, build, finance, operate, and manage the hotel with 200 lettable rooms, ensuring it meets at least five-star standards as per the ministry of tourism. The facility will spread over 2.5 acres. The development control norms will follow MPD 2021 and unified building bylaws.The hotel is scheduled to be operational by 2030. During the 55-year licence period, it is projected to generate more than Rs 6,000 crore in revenue. The initiative is among four special licence-fee projects auctioned by DDA over the past year.According to the request for proposal for the project, the selected agency will be allowed a total floor area ratio of 375 with ground coverage of 40% while developing the hotel facility.“The selected bidder will have to ensure that it shall obtain all requisite statutory permits, approvals, and clearances, at its own cost. DDA will, however, provide reasonable support to the licensee in procuring such approvals and clearances required for the project,” said official.
